It is important to note that unlike in the Czech Republic, real estate agencies here often share all properties amongst themselves. This means that we have access to all property listings throughout Thailand and can help you with your property purchase.
2. What other services do we offer besides buying and selling real estate?
We offer a wide range of other services. These include legal and financial support, as well as an after sales service including property management, arranging and managing lettings, assisting with refurbishments, and referrals to vetted professionals including architects, designers and many more. Our goal is to provide comprehensive solutions that cover all of our clients' real estate needs.
3. What is the procedure for buying a property in Thailand for Czech clients?
- You can choose from our offer or let us know your requirements.
- Arrange a personal or virtual tour of the property.
- A lawyer will acquaint you with the terms of sale.
- You will pay a 10% deposit when you sign the contract.
- The process of transferring ownership takes 1-2 months, after which you pay the rest of the amount.
- The lawyer will register the ownership and you will pay the government fees.

5. Are there any fees associated with our comprehensive services?
Our sales services are completely free of charge to the buyer as the commission is paid by the seller as per the rules of the Thai property market.
The following services are paid for: property management, promotion for commercial use, managing long and short term leases and arranging any renovation or redevelopment. Our remuneration is based on a commission model which may vary depending on the specific property. This commission includes all costs associated with marketing and operating the property.
6. Who sets the prices of real estate and development projects?
The price of second-hand (resale) properties is always determined by the seller, so it is crucial to have a reliable real estate partner to help you with negotiations. Thanks to our daily activity on the market, we have a good understanding of the behaviour of different sellers (based on their nationality, for example) and know which types of properties have more room for negotiating better terms. We can also highlight specific features of a property that may play a role in the negotiation to ensure you get the best price.
For development projects, the price is set directly by the developer. Although the offer may vary, larger discounts are possible for example when buying multiple properties at once, such as several apartments in one complex. Prices are often negotiated individually, and if we have a history of cooperation with the developer, we can negotiate more favourable terms. During construction, prices of development projects usually increase, however, the exception may be projects that are completed and some units remain unsold.
An important fact is that the developer does not give discounts to buyers who do not use the services of a real estate agent - the price remains the same with or without us. However, without our support you lose access to many benefits. In Thailand, the sale is always handled by a real estate agent, with fees and commissions regulated by the government.
7. Do we cooperate with other real estate agencies?
Yes, we work with a number of real estate agencies operating in selected provinces to ensure we have access to the most up-to-date listings in the most desirable locations. As we live in Thailand year-round, we are in daily contact with local real estate agents, developers and sellers. This is our distinct advantage over real estate agencies that broker property purchases from the Czech Republic and do not have such in-depth knowledge of the Thai market, local laws and customs.
8. How quickly can we process a property purchase for you?
The time it takes to process a property purchase can depend on many factors, but after an initial consultation with you, we will start by sending you a portfolio of selected properties. We place great emphasis on careful property selection, which is reflected in the enthusiasm of our clients who are often ready to come for viewings as soon as we send them the portfolio. In this case the process can be very quick, if the client decides to buy and reserves the property, the whole deal can be completed within a month but it is more standard to close the deal within 2 months. The most important thing is that the client arrives for property viewings as soon as possible and that they familiarise themselves with the location. We do not push any client into anything, but the market in Thailand is very dynamic and quality properties sell very quickly, so what is available when we send you an offer may not be available if you decide to wait longer to come and view the property.
