1. What types of properties do we offer?
We manage properties all over Thailand including popular areas such as Bangkok, Phuket, Pattaya, Koh Samui, Hua Hin and more. It is important to note that unlike in the West, real estate agencies here often share all properties amongst themselves. This means that we have access to all property listings throughout Thailand and can help you with your property purchase.
2. What other services do we offer besides buying and selling real estate?
We offer a wide range of other services. These include legal and financial support, as well as an after sales service including property management, arranging and managing lettings, assisting with refurbishments, and referrals to vetted professionals including architects, designers and many more. Our goal is to provide comprehensive solutions that cover all of our clients' real estate needs.
3. What is the procedure for purchasing real estate in Thailand for foreign clients?
- You can choose from our offer or tell us your requirements.
- Arrange a personal or virtual tour of the property.
- The lawyer will familiarize you with the conditions of sale.
- You pay a 10% deposit when signing the contract.
- The ownership transfer process takes 1-2 months, after which you pay the rest of the amount.
- A lawyer will register the ownership and you will pay the government fees.

5. Are there any fees associated with our comprehensive services?
Our sales services are completely free for buyers as the commission is paid by the seller as determined by the rules of the Thai real estate market.
The following services are paid for: Property management, promotion for commercial use, management of long-term and short-term leases and negotiation of possible reconstruction or rebuilding. Our remuneration is based on a commission model which may vary per property. This commission includes all costs associated with marketing and operating the property.
6. Who determines the prices of real estate and development projects?
The price of second-hand real estate (resale) is always determined by the seller, which is why it is crucial to have a reliable real estate partner who will help you with negotiations. Thanks to our daily activity in the market, we have a good understanding of the behavior of different sellers (for example, based on their nationality) and we know which types of properties have more room to negotiate better terms. We can also highlight specific properties of the property that can play a role in the negotiation to ensure you the best price.
For development projects, the price is set directly by the developer. Although the offer may vary, larger discounts are possible, for example, when buying multiple properties at once, such as several apartments in one complex. Prices are often negotiated individually, and if we already have a history of cooperation with the developer, we can negotiate more favorable terms. During construction, the prices of development projects usually increase, however, the exception may be projects that are completed and some units remain unsold.
An important fact is that the developer does not give discounts to buyers who do not use the services of a real estate agency - the price remains the same with and without us. However, without our support, you lose access to many benefits. In Thailand, sales are always handled by a real estate agency, with fees and commissions regulated by the state.
7. Do we cooperate with other real estate agencies?
Yes, we work with several real estate agencies that operate in selected provinces, ensuring access to current offers in the most desirable locations. As we live in Thailand all year round, we are in daily contact with local real estate agencies, developers and sellers. This is our distinct advantage over real estate agencies that mediate the purchase of real estate from the abroad and do not have such deep knowledge of the Thai market, local laws and customs.
8. How quickly can we process the property purchase for you?
The time required to process a property purchase can depend on many factors, but after the first consultation with you, we will start by sending you a portfolio of selected properties. We place great emphasis on carefully selecting properties, which is reflected in the enthusiasm of our clients, who are often ready to come for viewings as soon as we send them the portfolio. In such a case, the process can be very fast, if the client decides to buy and reserves the property, the whole deal can be completed within a month, but it is more standard to close the deal within 2 months. The most important thing is for the client to come to the property tours as soon as possible and to familiarize himself with the location. We do not push any client into anything, but the market in Thailand is very dynamic and quality properties sell very quickly, so what is available at the time we send you an offer may not be available if you decide to wait longer to purchase properties view
